He stated <br /> that he felt the updating of the Land Use Plan alone was <br /> ridiculous and the only real help for the landowner would be <br /> the zoning of Cedar Grove Township. He urged the Board of <br /> Commissioners to follow the Update of the Land Use Plan with <br /> zoning. <br /> Oscar Compton, resident of Cedar Grove Township, began by <br /> stating that he is very much opposed to zoning. He indicated <br /> that there is no land available for sale in Cedar Grove <br /> Township and he does not foresee there being any land for <br /> sale. He noted that he felt that the population projections <br /> by the Planning Staff of 1 . 25% would more likely be Just 1 /2 <br /> of 1% rather than higher as Mr. Walters indicated. He <br /> continued that the residents of Cedar Grove Township do not <br /> anticipate any growth during the next twenty year period. He <br /> urged the Board , of Commissioners not to consider zoning for <br /> Cedar Grove Township until such time as the majority of the <br /> residents had a desire for zoning. <br /> Motion was made by Commissioner Carey, seconded by <br /> Commissioner Hartwell , that the public hearing be closed and <br /> the Update of the Land Use Plan for Cedar Grove Township be <br /> referred to the Planning Board for recommendation to the Board <br /> of Commissioners on January 4, 1988. <br /> VOTE: Unanimous. <br /> 4. PD-2-87 Chandler Concrete <br /> Presentation by Marvin Collins. <br /> Chandler Concrete Company has submitted an application for a <br /> PD1- I-3 ( Planned Development- Industrial -3 ) zoning <br /> classification on 2. 0 acres of property located on the south <br /> - = side of Old NC Highway 10 east of NC Highway 86. The property <br /> _ _ is currently zoned PD1-1-3 and R-1 Residential , and is <br /> designated Ten-Year Transition and Commerical industrial <br /> _ Activity Node in the Land Use Plan. The request has been made <br /> in order to bring an existing washwater recycling facility and <br /> the use of the site for truck parking into compliance with the <br /> Orange County Zoning Ordinance. <br /> A history of the request, recommendation and conditions of <br /> approval are an attachment to these minutes. <br /> Collins noted that there was no designation on the plan to <br /> indicate whether or not the recycling facility is to be served <br /> by electricity and whether the utility would be underground. <br /> Thus, a 9th condition has been added that underground <br /> utilities must be provided. <br />
