Crudup responded that <br /> they both had frontage onto Borland Road. <br /> U 0 Jacobs continued that the Commissioners had <br /> u expressed concern with so many lots having <br /> access onto a state road when access was <br /> available via a lesser road and suggested that <br /> a third condition be added to restrict access <br /> for lots 1 and 2 to the private road. <br /> Yuhasz asked if lot 3 is the lot of record from <br /> which lots 1 and 2 are being subdivided. <br /> Crudup responded that the three lots are being <br /> subdivided from a 15. 2 acre tract. Yuhasz then <br /> expressed concern that lot 3 had inadequate <br /> road frontage and that an easement would need <br /> to be granted for lots 1 and 2. The developer <br /> was not available to clarify the question. <br /> MOTION: Eddleman moved approval with the staff <br /> conditions and the additional condition that <br /> lots 1 and 2 access the private road. Seconded <br /> by Pilkey. <br /> VOTE: 9 in favor. <br /> 1 opposed (Best - felt that a precedent was <br /> being set with piece-meal development of the <br /> tract and was concerned with who would bear the <br /> cost when and if the road was paved sometime in <br /> the future) . <br /> (2) Lynwood Acres - Lots 2 and 3 <br /> (2 lots - Chapel Hill Township) <br /> Presentation by Emily Crudup. <br /> This agenda item is for consideration of the <br /> preliminary plan for the subdivision and <br /> recombination of Lots 2 and 3 in Lynwood Acres. <br /> The property is located in Chapel Hill Township <br /> on the east side of Damascus Church Road ( SR <br /> 1940) south of Jones Ferry Road ( SR 1942) . It <br /> is also within the Water Quality Critical Area <br /> of University Lake Watershed. The zoning <br /> designation is Rural Buffer. The total acreage <br /> of Lot 2 is 5. 19 acres-: Two lots are proposed <br /> with both fronting on Damascus Church Road. <br /> - The applicant also proposes to recombine 0.08 <br /> acre of Lot 2 with Lot 3. <br /> All agencies have reviewed the preliminary <br /> plan. <br /> The Director of Recreation and Parks recommends <br /> payment- in- lieu of dedication of <br /> recreation/open space in the amount of $660. 00. <br />
