The total acreage of the tract is <br /> 136. 25 acres, with 13 acres proposed for division. The <br /> developer is proposing thirteen ( 13) lots with all lots <br /> being one ( 1 ) acre in size. Each lot is to have frontage on <br /> Carr Store Road with joint driveways for lots 2-13. The <br /> property is not zoned and is designated Agricultural <br /> Residential and Water Supply Watershed in the Land Use Plan. <br /> All agencies have reviewed the preliminary plan. The County <br /> Attorney suggested that Staff consider a marginal access <br /> street to serve the lots. Due to the minimum amount of <br /> traffic on Carr Store Road ( 1985 traffic count of 700) and <br /> the fact that the developer is proposing joint driveways, <br /> the Planning Staff does not feel that a marginal access <br /> street is needed. The Staff did have a concern about the <br /> proximity of a 60-foot proposed road to NC 86. NCDOT <br /> inspected the site and commented that the proposed road <br /> should be moved further away from NC 86 and placed between <br /> lots 3 and 4. <br /> At its December 21 , 1987 meeting, the Planning Board <br /> recommended approval of the preliminary plan subject to the <br /> following conditions: <br />
