Maintenance to consist of <br /> stripping floor, if required, waxing and buffing. Scheduling <br /> of this maintenance to be coordinated with Arts Center staff. <br /> 10. TELEPHONES: It is agreed that the Arts Center will provide wiring, <br /> jacks and handsets in the leased premises. It will be the <br /> County's responsibility to arrange for connection of phone <br /> service and to pay monthly line charges and long distance <br /> charges. <br /> 11. INSURANCE: The Arts Center shall provide All Risks of Physical Loss <br /> or Damage coverage to the Leased Premises Property owned by <br /> the County and housed in the Leased Premises will be insured <br /> by the County. <br /> If the leased premises is destroyed by fire or other casualty, <br /> without fault of the County, this lease shall immediately <br /> terminate and the rent apportioned to the time of the damage. <br /> In case of partial destruction or damages by fire or other <br /> casualty without fault of the County, so as to render the <br /> premises untentable in whole or in part, there shall be an <br /> apportionment of the rent based on available leased space <br /> until the damage has been repaired. During such period of <br /> repair, the County shall reserve the right to obtain similar <br /> office space at the County's expense or the County may <br /> terminate the lease by giving ten (10) days written notice to <br /> the Arts Center. <br /> The Arts Center shall provide and maintain general liability <br /> insurance with limits of no less than $100, 000 per occurrence, <br /> $300, 000 aggregate, the Arts Center shall provide the County <br /> with a certificate of insurance stating coverage and limits <br /> within thirty (30) days following the execution of the lease. <br /> 12 . INDEMNITY: The County agrees to indemnify and save harmless to the <br /> extent permitted by law and to the extend provided for by <br /> policies of insurance maintained by the County, the Arts <br /> Center against and from any and all claims by or on behalf of <br /> any person, firm or corporation arising by reason of injury to <br /> person or damage to property occurrin g in the leased premises in whole or in part by any act or omission on�the <br /> part of the,_ County or an employee, agent, visitor, assign or <br /> undertenant of the County or by reason of any unlawful use of <br /> the leased premises or any breach, violation or nonperformance <br /> of any covenant in this lease on the part of the County to be <br /> observed or performed, and also for any matter or thing <br /> growing out of the occupancy or use of the leased premises by <br /> the County. <br /> 13. QUIET ENJOYMENT: The Arts Center agrees that the County upon <br /> the stipulated rental and keeping and y P paying <br /> and covenants herein contained, shallfo oldga the <br /> enjoy the <br /> Leased Premises for the term aforesaid, subject to the enjoy <br /> of this lease. <br />
