ART SCHOOL LEASE 2020 <br /> LEASE Oh <br /> 031 <br /> This lease agreement dated the 18th day of August, 1987, by and between <br /> the County of Orange, hereinafter called the County and the The Arts <br /> Center, Inc. hereinafter called the Arts Center. <br /> W I T N E S S E T H <br /> The Arts Center hereby leases to the County and the County hereby leases <br /> from the Arts Center 2122 square feet designated as areas #1, #2, #3, #4 <br /> and Kitchen on exhibit A, which is attached, in a building located at <br /> 300 G East Main Street, Carrboro, North Carolina. <br /> 1. TERM: The term shall commence on the 1st day of September, 1987 and <br /> shall end on the 30th day of June, 1992, on the terms and <br /> conditions set forth herein. In accordance with the <br /> requirements for obtaining State Senior Center Development <br /> grant monies, the Arts Center will allow the County to renew <br /> for one additional five-year term. <br /> 2. RENT: a. ) The County agrees to pay the Arts Center a sum of one <br /> thousand one hundred thirty six dollars ($1,136. ) per month in <br /> advance, on the first day of each and every month. Rent shall. <br /> be paid to the Arts Center at such location as is designated <br /> in writing. <br /> b. ) Rent Schedule: <br /> Year 1 (pro-rated Sept. 1 - June 30) $ 11,360 <br /> Year 2 through Year 5 $ 13, 632 <br /> 3. NOTICES: For the purpose of notice or demand, the respective <br /> parties shall be served by certified or registered mail, <br /> return receipt requested, addressed to the County or the Arts <br /> Center at their respective address as set forth herein: <br /> TO COUNTY: ORANGE COUNTY <br /> Department of Purchasing and Central Services <br /> 300 W. Tryon Street <br /> Hillsborough, NC 27278 <br /> TO ARTS CENTER: THE ARTS CENTER <br /> PO Box 789 <br /> Carrboro, NC 27510 <br /> or at such other address as may hereinafter be designated in <br /> writing by -either party hereto. The time and date on which <br /> mail is postmarked shall be the time and date on which such <br /> communication is deemed to have been given. <br /> A. USE AND POSSESSION: It is understood that the leased premises are <br /> to be used by the Orange County Department on Aging for <br /> general office purposes, for various programs offered to <br /> Senior Citizens and for a Senior's nutrition site. It is <br /> likewise understood, within scheduling constraints as <br /> specified in the "Scheduling" section of this lease, that <br /> meetings held by various County departments, Boards or <br />
