1DM & If <br /> 16: 7 <br /> The Planning Staff recommends approval of the <br /> preliminary plan. <br /> MOTION: Kramer moved approval . Seconded by Yuhasz. <br /> VOTE: Unanimous. <br /> 0 c. Saddle Creek - Preliminary <br /> (Cheeks Township ) <br /> Presentation by Crudup. <br /> This agenda item is for the consideration of <br /> the preliminary plan for Saddle Creek <br /> Subdivision . <br /> The property is located in Cheeks Township west <br /> of Mill Creek Road (SR 1343 ) south of High Rock <br /> Road (SR 1340 ) . The subdivision proposes nine <br /> lots which average 2.73 acres in size. A total <br /> of 260 acres are remaining in the tract which <br /> is zoned Agricultural -Residential . The Land <br /> Use Plan designation is also Agricultural <br /> Residential . <br /> Lee Street, a pre-existing public road, will be <br /> extended as a Class A private road . The nine <br /> proposed lots will also be served by Vinca <br /> Lane, a Class B private road . <br /> The Planning Staff has reviewed a sketch plan <br /> for the remaining acreage which proposes lots <br /> over ten acres in size. <br /> All applicable agencies have reviewed and <br /> commented on Saddle Creek. <br /> After preparing a private road evaluation, the <br /> Planning Staff recommends that the proposed <br /> roads be approved as follows : <br /> Vinca Lane, a Class B private road <br /> Lee Street (extension ) , a Class A private <br /> road <br /> The Planning Staff recommends approval of the <br /> preliminary plan with these conditions : <br /> ( 1 ) Revise the note which refers to the <br /> drainage easement. <br /> (2 ) Include in the Road Maintenance Agreement a <br /> provision which would require upgrading of <br /> the proposed private roads if any parcel <br /> served by the roads is further subdivided. <br />
