The southwest quarter of the Township, which <br /> contains the communities of Caldwell , Schley, and Underwood ' s <br /> Store, contains most of the land in commercial and <br /> ns u ona use. <br /> Development Trends <br /> As mentioned above, the housing stock of Little River <br /> Township increased by one-third during the five year period <br /> ending in 1985 . The 1980 Census of Housing recorded 576 <br /> occupied dwelling units in the Township with 187 new units <br /> added during the next five years. The number of new units <br /> built between 1980 and 1985 was almost equal to the number of <br /> units built during all of the 1970 ' s . <br /> Subdivision activity has been equally active. From 1980 <br /> to 19$5 , 144 new lots of less than ten acres were created. <br /> The largest number of those lots were created in the <br /> southwestern and southeastern portions of the township. With <br /> one exception, the number of new residential lots created <br /> each year since 1980 has exceeded the number of lots created <br /> the preceding year. The trend has continued, with eighty four <br /> new lots created in 1986 , more than double the number created <br /> in 1985 . <br /> The increasing rate of development and subdivision <br /> activity is expected to continue and proceed at an even <br /> ifaster pace. The Treyburn mixed-used development project, <br /> covering 5,200 acres in northern Durham County, is expected <br /> to create between 20,000 and 40, 000 jobs and 4,000 housing <br /> units for 12,600 new residents by the year 2005 . If just 15% <br /> of the new housing demand created by Treyburn locates west of <br /> the project, with the demand evenly split between Durham <br /> County, Eno Township, and Little River Township, as many as <br /> 550 new units would be built, almost doubling the 1980 <br /> housing stock. This new housing stock would be above and <br /> jaeyond that which is already predicted for the Township <br /> through the year 2005 . <br /> Treyburn could have a significant impact on more than <br /> just the housing stock in Little River Township. The already <br /> strong commuting patterns linking Little River Township with <br /> Durham would be reinforced and traffic, in general , would <br /> increase significantly Township-wide. Five hundred fifty new <br /> homes could generate upwards of 5,500 trips daily along <br /> township roads, with 345 vehicles traveling to or from work <br /> during the peak rush hour, <br /> 4 <br /> 3.7-7 <br />
