Sketch Plan review is the initial <br /> step in both minor and major subdivision <br /> review. At present there is no time limit <br /> on how long the review is valid. Since the <br /> review is based on ordinances in effect at <br /> the time and ordinances are regularly <br /> amended, review comments can become inaccu- <br /> rate as amendments are adopted. A time <br /> limit on the validity of review comments <br /> will reduce the potential for the comments <br /> to become inaccurate and for them to be <br /> presented as essentially a vested approval <br /> perhaps several years after the review was <br /> made. Further clarification of language <br /> describing the Sketch Plan review as not <br /> being an action of approval will also <br /> provide better definition of the review. <br /> EXISTING ORDINANCE PROVISIONS : <br /> III -B-3. Re,y_j,g Within thirty (30) <br /> days of the submission of the Sketch Plan, <br /> the Planning Director shall review the <br /> proposal for general compliance with the <br /> relevant ordinances, codes, and policies and <br /> for the general suitability of the land for <br /> development and determine the existence of <br /> proposed sites for schools and other public <br /> facilities.
