119 i2 Ir 031 <br /> (1) Revision of preliminary plan or provision of <br /> separate landscape plan identifying stands of <br /> existing trees and those trees to be preserved upon <br /> project completion, specifying location, species, <br /> and approximate size. <br /> (2) Provide typical landscaping detail plans in <br /> accordance with Section IV-B-8-c of the Subdivision <br /> Regulations for those areas where existing <br /> landscaping is not available. <br /> (3) Submittal to and approval by the County Attorney of <br /> covenants and restrictions, articles of <br /> incorporation and/or by laws for the homeowners <br /> association that will govern the maintenance and <br /> control of the common area (lot 9) . <br /> (4) Setback lines must be denoted as such on lots. <br /> (5) Lots 1, 8, 21, 33, 34, 37 and 38 must be combined <br /> with other lots or labeled as of restricted <br /> development potential as required by Section III-E <br /> 5-e of the Subdivision Regulations. If labeled, an <br /> instrument must also be recorded with the Final <br /> Plat which describes the restricted lots by metes <br /> and bounds. <br /> (6) Provide notations on plat regarding temporary cul <br /> de-sacs similar to those required by NCDOT for San- <br /> Reba Woods (see attached sketch) . <br /> The application for preliminary subdivision plan <br /> approval was reviewed on March 2, 1987. The 85 day <br /> review period expires on May 26, 1987. <br /> Jacobs informed the Board that he had spoken with <br /> Robert Wilson, the Town Manager of Mebane about the <br /> maintenance responsibility of detention ponds that <br /> would involve the Town of Mebane water supply. He <br /> indicated that Mr. Wilson would like to present this <br /> subdivision to the Town of Mebane Planning Board on <br /> June 8, 1987. <br /> Warren Faircloth, Soil and Erosion Officer, spoke to <br /> the concern of maintenance responsiblity of the deten- <br /> tion pond. He indicated that maintenance for such a <br /> detention pond as the one in this subdivision is low <br /> and sediment accumulation is small. Faircloth <br /> continued that Orange County has no specific require- <br /> ments for the maintenance of detention ponds. He noted <br /> also, that Lake Michael is no longer the primary water <br /> supply for the Town of Mebane. <br /> Walters indicated the desire to "follow through" with <br /> the information presented and designate maintenace of <br /> the detention ponds since Lake Michael is a recreation <br /> area with the need for erosion and sediment control. <br />
