All lots would front on the <br /> extension of the existing private road. <br /> At its April 27 , 1987 meeting, the Planning Board <br /> recommended approval of preliminary plan subject to the <br /> following conditions: <br /> ( 1 ) Designation of a 50-foot stream buffer adjacent to <br /> Collins Creek as required by Section IV-B-9-b of the <br /> Subdivision Regulations . <br /> (2) A clear delineation of the 100-year flood plain <br /> boundary as the building setback line on the plat. <br /> ( 3) Removal of the pre-existing cul -de-sac radius where <br /> lots 3A, 3B and 2A and tracts intersect to provide a <br /> uniform right-of-way radius. <br /> (4) Provision of a landscape plan demonstrating compliance <br /> with Section IV-B-8, including location of existing <br /> trees, land use buffers, and areas to be planted . <br /> RECOMMENDATION: The Manager recommends approval of the preliminary plan as <br /> recommended by the Planning Board. <br /> The Board of Commissioners has thirty-six ( 36) days within <br /> which to act on this application. The deadline for action <br /> is June 23, 1987 . <br />
