District 17 is located south of Chapel Hill and includes transportation zones <br /> identified for inclusion in the Town's urban services area. This District currently <br /> has 627 residential units and is projected to include 2,031 in 2000 and 2,702 in <br /> 2010. This District will experience an increase in employment related to neighbor- <br /> hood commercial expansion and further development of the Star Point area. <br /> Employment in this zone will grow from 137 in the base year to 1,949 in 2000 and <br /> 2,344 in 2010. <br /> CHATHAM COUNTY <br /> Northern Chatham County is included in the regional thoroughfare planning area. <br /> This area will provide additional housing for individuals working in southern <br /> Orange County and the Research Triangle Park. <br /> District 18 currently has 1012 dwelling units. Housing is projected to increase to <br /> 1820 by the year 2000 and 2695 units by 2010. This district is expected to <br /> continue to have little employment. In 1985, only 65 people were employed in this <br /> district. This is expected to increase to 95 in the year 2000 and 155 by 2010. <br /> 953 residential units currently exist in District 19. Housing is projected to <br /> increase to 2,039 by 2000 and 2,502 by 2010. This increase in housing will result <br /> in a related increase in commercial-retail employment near the Orange-Chatham <br /> County line. 2000 employment is anticipated to be 1.299 and 1.767 in 2010. <br /> WAKE COUNTY <br /> Northwest Wake County (Districts 21 and 22) includes the rapidly growing Raleigh- <br /> Durham Airport area and yet-to-be developed portion of the Research Triangle <br /> Park. Both have the potential to experience substantial spin-off development, <br /> particularly office and commercial activities with some industrial usages as well. <br /> The potential for residential development, while significant, is relatively small as <br /> compared to the adjacent areas of Cary, southern Durham and northwest Raleigh. <br /> Districts 7 (in Durham County), 21 and 22 will become the major employment center <br /> of the entire region. These districts' combined 1985 employment of 28,359 (21.6% <br /> of the area's total) is projected to increase to 97,995 by the year 2000 (32.4% of <br /> the area's total) and to 137,426 by the year 2010 (33.3% of the area's total). The <br /> area between the Airport and the Park will experience dramatic change with the <br /> provision of necessary urban support systems, particularly west of the Airport <br /> (District 22) and the Kit Creek basin north of Morrisville (District 21). The plans <br /> for these systems are currently being developed. Forecasts of travel patterns and <br /> traffic congestion areas arising from this study, which assist the process of <br /> planning transportation elements, are described in the next chapter. <br /> 4.7 <br />
