181 <br /> IV-8-8-d Buffer ReQUJrements <br /> Buffers shell be required to separate a proposed sub- <br /> division from adjacent major streets and different land <br /> uses or zoning designations in order to protect, pre- <br /> serve and promote the visual appeal , character and value <br /> of the proposed subdivision and/or surrounding property; <br /> to provide for the separation of spaces and provide for <br /> a sense of privacy; to promote the <br /> and welfare through minimizin Public health, safety <br /> as the transmission of noise, podor, idust, litter and <br /> glare of lights; and to provide screening between incom- <br /> patible land uses. <br /> Except as otherwise specifically provided in this <br /> Ordinance, the type of buffer required between a pro- <br /> posed subdivision and adjacent streets, land uses or <br /> zoning designations shall be specified in Article IV-B- <br /> 8-d-3 of this Ordinance. <br /> 1B-B-8-d-1 1.Dca_t i on and Use of Byf fern <br /> Required buffers shall be located along the interior or <br /> street lot lines nearest the adjacent streets, land uses <br /> and/or zoning designations. Buffers shall not be lo- <br /> cated on any portion of an existing or proposed street <br /> right-of-way or utility easement. <br /> No building or structure of any type shall be erected, <br /> constructed or installed in a required buffer area. <br /> IV-B-8-d-2 Designation of Juffor, <br /> A required buffer shall be designated as a part of <br /> platted lots and shall have the following restriction <br /> lettered on the face of both the preliminary and final <br /> plats of the subdivision : <br /> "Land Use Buffer: The use and maintenance of this <br /> buffer and the building of structures thereon is <br /> restricted pursuant to Article IB-B-8-d of the <br /> Orange County Subdivision Regulations. " <br /> The nature of the street, land use and/or zoning desig- <br /> nation adjoining the subdivision and/or the required <br /> buffer shall also be noted on the plat. <br /> -53- <br />
