Seconded by Pilkey. <br /> VOTE: Unanimous. <br /> Jacobs stated that Board policy is not to consider <br /> preliminaries and finals at the same meeting. Therefore, <br /> only the preliminary will be considered on San-Reba <br /> Woods . <br /> Rick Prince, attorney for San-Reba Woods indicated the <br /> applicants needed final approval of Phase I in order to <br /> put into place the agreement the applicant has with <br /> neighboring property owner in order to allow access. <br /> i . San-Reba Woods - Preliminary Plat <br /> (Eno Township) <br /> Presentation by Kirk. <br /> The property is located in Eno Township on Craig Road <br /> (SR 1450) . The tract is split by the Orange Durham <br /> County line. A total of 50.0 acres is in Orange <br /> County and thirty-five (35) lots are proposed. The <br /> property is zoned A-R and designated Agricultural <br /> Residential in the Land Use Plan. The developer <br /> originally received preliminary plan approval on <br /> 5/21/85 for this subdivision, however, the approval <br /> expired. <br /> All applicable agencies have reviewed and commented <br /> on the application. The developer proposes public <br /> roads built to State standards. The Durham County <br /> Division of NCDOT estimated a traffic count of 500 <br /> 700 average daily traffic on Craig Road in 1985 . The <br /> addition of 35 lots would add approximately 340 trips <br /> per day. <br /> The Durham County Board of Commissioners approved <br /> that portion of the subdivision in Durham County on <br /> March 9, 1987. <br /> Planning Staff recommends approval of the preliminary <br /> plat subject to the following conditions: <br /> 1 . Submittal and approval by the County Attorney of a <br /> maintenance agreement for the recreation site and <br /> facilities. <br /> 2. Lots 3, 22, 34 and 35 must be combined with <br /> ommmiew <br />
