ho Al fir 14i <br /> 11 <br /> The Recreation and Parks Director has indicated a <br /> desire for a greater land area dedication than <br /> required by application of the recreation standards <br /> (see attached memorandum) . <br /> Planning Staff recommends approval subject to the <br /> following conditions: <br /> ( 1 ) Calculate stream buffer as required by Article <br /> 6 .23. 1 of the Zoning Ordinance and show location <br /> of stream buffer boundary based on calculation, <br /> including the notation, "No building or <br /> structures are permitted within the stream <br /> buffer as shown hereon, and the stream buffer <br /> shall remain in its natural state as required by <br /> the Orange County Zoning Ordinance. " <br /> (2) Provide for dedication of recreation space <br /> (greenway) equivalent to 9/35th of an acre of <br /> land per dwelling unit ( 11 ,201 sq. ft. ) and <br /> located adjacent to Neville Creek. Further <br /> recommend that the developer meet with the <br /> Recreation and Parks Director to discuss <br /> voluntary dedication of additional property <br /> adjacent to Neville Creek and its tributaries <br /> for additional greenway. <br /> (3) Provide pedestrian access easement 30 feet in <br /> width, centered on the property line dividing <br /> lot 7 and lot 8, and extending from the cul -de <br /> sac to Neville Creek. <br /> (4) Provide road name for proposed Class A Private <br /> Road. <br /> (5 ) Revise preliminary plan or provide separate <br /> landscape plan identifying stands of existing <br /> trees and those trees to be preserved upon <br /> project completion, specifying location, <br /> species, and approximate size. <br /> (6) Provide typical landscaping detail plans in <br /> accordance with Section IV-B-8-c of the <br /> Subdivision Regulations for those areas where <br /> existing landscaping is not available. <br /> (7 ) Clear sight triangle on east side of proposed <br /> Class A Private Road at its intersection with <br /> Old Greensboro Road. <br /> ( 8) Provide 15- inch drainage pipe under proposed <br /> Class A Private Road at its intersection with <br /> Old Greensboro Road. <br />
