LLOYD SUBDIVISION <br /> PRELIMINARY PLAN <br /> 13'4 The Town of Carrboro has provided courtesy review comments. <br /> which indicate development standards applicable in its <br /> jurisdiction . Whereas the Town ' s permitted lot area would be <br /> 40,000 square feet, the location of the property in the <br /> Rural Buffer requires a two-acre lot size in the County 's <br /> jurisdiction. Impervious surface restrictions and buffer <br /> standards are also required in the County 's jurisdiction . <br /> The Recreation and Parks Director has indicated a desire for <br /> a greater land area dedication than required by application <br /> of the recreation standards ( see attached memorandum) . <br /> At its April 27 , 1987 meeting, the Planning Board <br /> recommended approval subject to the following conditions : <br /> ( 1 ) Calculate stream buffer as required by Article 6.23 . 1 <br /> of the Zoning Ordinance and show location of stream <br /> buffer boundary based on calculation, including the <br /> notation, "No building or structures are permitted <br /> within the stream buffer as shown hereon, and the <br /> stream buffer shall remain in its natural state as <br /> required by the Orange County Zoning Ordinance. " <br /> (2) Provide for dedication of recreation space ( greenway) <br /> equivalent to 9/35th of an acre of land ( 11 ,201 sq. <br /> ft. ) and located adjacent to Neville Creek. Further <br /> recommend that the developer meet with the Recreation <br /> and Parks Director to discuss voluntary dedication of <br /> additional property adjacent to Neville Creek and its <br /> tributaries for additional greenway. <br /> (3) Provide pedestrian access easement 30 feet in width, <br /> centered on the property line dividing lot 7 and lot 8, <br /> and extending from the cul -de-sac to Neville Creek. <br /> (4) Provide road name for proposed Class A Private Road. <br /> (5) Provide a landscape plan demonstrating compliance with <br /> Section IV-B-8, including location of existing trees, <br /> land use buffers, and areas to be planted. <br /> (6) Clear sight triangle on east side of proposed Class A <br /> Private Road at its intersection with Old Greensboro <br /> Road. <br /> (7 ) Provide 15- inch drainage pipe under proposed Class A <br /> Private Road at its intersection with Old Greensboro <br /> Road. <br /> The applicant has indicated a willingness to provide a <br /> pedestrian easement adjacent to Neville Creek equal in width <br /> to the required stream buffer (varies 701-100 ' ) . The deed <br /> restrictions will also be revised to prevent further <br /> subdivision of the lots ( average of 5 .6 acres in size) . <br />
