The total acreage of the tract is 126.5 <br /> acres. Nine (9) lots are proposed, averaging 5 .6 acres in <br /> size. The remaining acreage in tracts 1 , 2, and 3 will be <br /> retained by the owners and has been designated for future <br /> development. The property is located in the Joint Planning <br /> Area and is designated Rural Buffer on the Land Use Plan. <br /> The zoning designation is Rural Buffer and PW- II Protected <br /> Watershed . <br /> All applicable agencies have reviewed and commented on the <br /> application. The property is to be served by a proposed <br /> Class A private road. The Planning Department feels a <br /> Class A private road is Justified given the character of the <br /> development and the lot sizes proposed ( see attached Staff <br /> evaluation) . <br /> The N.C. Department of Transportation has indicated that <br /> sight distance at the intersection of the proposed private <br /> road and Old Greensboro Road is adequate provided clearing <br /> is done east of the intersection. A 15- inch drainage pipe is <br /> also recommended at that location . <br />
