Carl Lloyd - Preliminary Plat <br /> (Bingham/Chapel Hill Township) <br /> Presentation by Crudup. <br /> The property in question is located south of Old <br /> Greensboro Road (SR 1005) and is divided by the <br /> Bingham/Chapel Hill Township line. The total acreage <br /> of the tract is 126.5 acres. Nine (9) lots are <br /> proposed, averaging 5 .6 acres in size. The re maining <br /> acreage in tracts 1 , 2, and 3 will be retained by the <br /> owners and has been designated for future <br /> development. The property is located in the Joint <br /> Planning Area and is designated Rural Buffer on the <br /> Land Use Plan. The zoning designation Is Rural <br /> Buffer and PW- I1 Protected Watershed. <br /> All applicable agencies have reviewed and commented <br /> on the application. The property is to be served by a <br /> proposed Class A private road. The Planning <br /> Department feels a Class A private road is justified <br /> given the character of the development and the lot <br /> sizes proposed ( see attached Staff evaluation) . <br /> The N.C. Department of Transportation has indicated <br /> that sight distance at the intersection of the <br /> proposed private road and Old Greensboro Road is <br /> adequate provided clearing is done east of the <br /> intersection. A 15- inch drainage pipe is also <br /> recommended at that location . <br /> The Town of Carrboro has provided courtesy review <br /> comments which indicate development standards <br /> applicable in its jurisdiction. Whereas the Town ' s <br /> permitted lot area would be 40,000 square feet, the <br /> location of the property in the Rural Buffer requires <br /> a two-acre lot size in the County 's jurisdiction. <br /> Impervious surface restrictions and buffer standards <br /> are also required in the County 's jurisdiction. <br />
