AIMIMMM <br /> Existing Rehab Program <br /> Presently, our Housing Rehabilitation Program is designed to <br /> rehabilitate substandard dwellings so that they will meet or exceed <br /> BUD's Model Property Rehabilitation Standards. Eligibility criteria is <br /> based an applicable HUD income guidelines. Those persons whose incomes <br /> exceed the income guidelines are given a percentage grant based an their <br /> income. Oncey the family is determined eligible, the Housing <br /> Rehabilitation Specialist performs a thorough inspection of the home to <br /> determine what repairs are necessary. A work write-up is then prepared <br /> which provides a detailed description of these needed repairs. Bids are <br /> solicited from qualified contractors (those who have applied to <br /> participate in this program and have been certified by this department) <br /> and bids are opened publicly and reviewed to determine the lowest <br /> responsible bidder. All bids are then awarded by the Orange County <br /> Board of Commissioners upon the recommendation of this department. <br /> Once a pre-construction conference has been conducted and work begun, <br /> the Rehab Specialist monitors the work daily. Once completed a final <br /> inspection is conducted by the Rehab Specialist and the County <br /> Inspection Depart to insure that the unit is in compliance with <br /> applicable housing codes. The Contractor is required to guarantee his <br /> work for a period of one year after the final inspection.
