Since that time a number of <br /> options have been explored to bring the building to an <br /> acceptable standard for usage. The findings were that <br /> the facility will require more extensive renovation work <br /> than originally known. The building does not meet <br /> building code for public use in a number of ways <br /> (handicap accessibility, for example) . <br /> The renovation requirements go beyond the scope of staff <br /> expertise in such areas as roof design, plumbing rework, <br /> electrical and HVAC needs. It is therefore suggested <br /> that architectural services be acquired to ensure the <br /> job is completed correctly and without waste of funds. <br /> Two scope of work statements were received for this job. <br /> Mr. Kolodij 's proposal provides a broad scope of work <br /> for less money. <br /> Since the scope of work required is sure to exceed the $40,000 <br /> appropriation it is necessary to have an architect to prepare <br /> specification drawings for phase bidding, ie., the roof (most <br /> immediate problem) and heating system as phase one and other <br /> improvements awarded after July 1 contingent upon any additional <br /> appropriation in the 87-88 budget. <br /> RECOMMENDATION: Approve contract with Roman Kolodij for architectural services <br /> for the Homestead Community Building renovation; authorize Chair <br /> to sign. <br />
