The <br /> average lot size is 2.46 acres. The property is zoned Rural <br /> Buffer ( RB) and i.s designated Rural Buffer in the Land Use <br /> Plan. <br /> All applicable agencies have reviewed and approved the <br /> application. The Planning Board recommends approval . <br /> RECOMMENDATION: Approve with the following condition : <br /> - payment- in- Ileu of dedication of land for Recreation Area <br /> in the amount of $447 . This is based on 4/35th x the <br /> assessed value per acre ( $3,920 ) . <br />
