It is a 22.6 acre tract with nine lots proposed . <br /> The average lot size is 2.40 acres. The developer proposes <br /> a public road ( Rapids Lane) built to State standards. The <br /> property is zoned R-1 and designated Rural Residential in <br /> the Land Use Plan . <br /> All applicable agencies have reviewed and approved the <br /> application. The Planning Board recommends approval . <br /> RECOMMENDATION: Approve subject to the following condition : <br /> ( 1 ) The developer meet with the Director of the Orange <br /> County Recreation and Parks Department to discuss <br /> voluntary contribution of property fronting on the Eno <br /> River for public recreation purposes. <br />
