091 <br /> CONSTRUCTION RESOURCES <br /> 106B East Main Street Carrboro, North Carolina 27510 (919) 967-5159 <br /> WOODBROOKE SUBDIVISION ANALYSIS <br /> 1) Woodbrooke Subdivision is a cluster development designed to preserve the <br /> natural beauty of the surrounding land while allowing an average of approx- <br /> imately one acre for each of the twelve proposed lots for the single family <br /> dwellings to be built on. The remaining 12.75 acres would be designated <br /> open space of which approximately 8.55 acres is to be publicly dedicated. <br /> 2) The connected subdivision (Rollingwood) is in the process of being paved. <br /> Woodbrooke will maintain a consistency with the neighborhood and add <br /> aesthetics through the preservation and beauty of the natural woods sur- <br /> rounding the-proposed lots. <br /> 3) Slopes 7i - 15%: slopes range from 4% to 8% (a small area of 8% slope <br /> exists in the public use area). <br /> 4) Slopes 15% and greater: N/A. <br /> 5) Vegetation: 27.32 acres is heavily wooded with natural ground cover. <br /> 6) Trees: East and west side of property has small to large hardwoods and <br /> will be open space area; middle of property has small to medium pine and <br /> will be cluster area. <br /> 7) Significant trees: Large oak tree at the northwest corner of property and <br /> large beech tree on east side of property at creek. Both trees are located <br /> in the open space areas. <br /> 8) Drainage and waterways: Drainage area located on west side of property and <br /> creek located on east side of property. Both drainage and creek is located <br /> in open space area. <br /> 9) Floodplains: N/A. <br /> 10) Rock outcroppings: N/A. <br /> 11) Scenic vistas: N/A. <br /> 12) Soils with limitation: Lots 1, 5, 6, 7 and 8 will need low pressure <br /> wastewater system. <br /> 13) Applicant requests that the 8.55 acre open space be recognized as an area <br /> of woods preservation, to be preserved and protected by the Orange County <br /> Parks and Recreation Department. <br /> • <br />
