The property <br /> is located at the end of Meadow Lane (SR 1195) , and the <br /> applicant proposes to extend this State road to serve the <br /> subdivision. <br /> The property is zoned RB (Rural Buffer) . It is located in <br /> the University Lake Watershed and is also designated as <br /> Rural Buffer in the Land Use Plan . The property contains <br /> 27 .32 acres. The proposed subdivision will contain 12 lots <br /> with an average size of 1 .5 acres. The overall density for <br /> the development is one dwelling per 2. 1 acres, excluding <br /> rights-of-way. <br /> All applicable agencies have reviewed and commented on the <br /> application . <br /> The Subdivision Regulations require at least 20% of the <br /> gross land area to be designated as common open space. The <br /> applicant has designated 44% of the land area for this <br /> purpose - 8. 55 acres to be dedicated to the County, and 3.43 <br /> acres designated as common open space. The Recreation and <br /> Parks Department recommends that the 8 .55 acres on the west <br /> side of the tract be accepted by the County for recreation <br /> and park purposes. <br /> The Planning Board recommends approval . <br />
