11. 7.2 Rules Concerning Combination of Contiguous <br /> Nonconforming Lots in Same Ownership and With <br /> Continuous Frontage: Exception <br /> (This article would be deleted in its entirety) <br /> VOTE: UNANIMOUS. <br /> PROPOSED ZONING ORDINANCE AMENDMENT - ARTICLE 7.20 PD-MHP MOBILE <br /> HOME PARK DISTRICT <br /> Marvin Collins made the presentation. A public hearing was <br /> held on proposed amendments to Article 7.20 on February 23, 1987. The <br /> proposed revisions apply only to new mobile home parks. The amendments <br /> would allow more flexibility in the design of mobile home parks while <br /> addressing public health and safety concerns. The Planning Board <br /> recommended approval. The amendments to Article 7.20 include the <br /> following amendment The entire text is an attachment to these minutes <br /> as pages <br /> (1) The mobile home space requirement is reduced from 10, 000 <br /> to 5, 000 square feet. The reduced standard is based on <br /> the model ordinance of the N.C. Manufactured Housing <br /> Association. <br /> Zoning district lot size requirements are employed to <br /> control density rather than enforcing a minimum standard <br /> of 10, 000 square feet. Further density control would be <br /> determined by method of sewage disposal and water supply, <br /> and Health Department standards applicable to each. <br /> (Article 7. 20. 4 J. ) <br /> (2) Requirements for patios and decks have been deleted. <br /> Mobile home entrances vary by type of unit. Each time a <br /> mobile home is replaced, patios and decks would have to be <br /> shifted. (Article 7.20.4B) <br /> (3) Specific setback distances from mobile home space <br /> boundaries have been deleted. Instead, spacing <br /> requirements between units have been used to allow <br /> owner/operators more flexibility in placement of units on <br /> lots. The minimum spacing required between individual <br /> units is 20 feet. A 22-foot set-back requirement is <br /> mandated between a mobile home and the street on which the <br /> space fronts. (Art. 7.20. 4C) <br /> (4) Mobile homes are required to provide solid foundation <br /> enclosure or skirting within 90 days of placement on a <br /> space. The type of skirting must be uniform throughout <br /> the park. (Article 7.20.4D) <br /> (5) Access to entrances must be provided in compliance with <br /> the N.C. State Building Code. (Article 7.20.4D) <br /> (6) Streets must be at least 18 feet in width and located in <br /> at least a 40 foot right-of-way. Streets must be hard <br /> surfaced, and cul-de-sacs must not exceed 800 feet in <br /> length. (Article 7.20.4E) <br /> (7) Traffic control signs must be placed in appropriate <br />
