The property is located on the north side of NC 54 <br /> opposite the intersection of White Cross Road (SR 1952) and consists of 2 <br /> acres. The present zoning is AR. The requested zoning is to LC-1. The <br /> Planning Board recommended approval. The Planning Department would <br /> enforce the provisions of the Zoning Ordinance, limiting traffic <br /> generation to acceptable levels by-way-of restrictions on building size <br /> and/or use. <br /> Motion was made by Commissioner Carey, seconded by Commissioner <br /> Hartwell to approve the rezoning request with the condition that the <br /> operator of the business cooperate with the Orange Grove Volunteer Fire <br /> Company in pre-planning how a fire would be handled on the premises and <br /> in sharing with the Department the nature and location of any hazardous <br /> materials. <br /> VOTE: UNANIMOUS. <br /> 8. PROPOSED ZONING ORDINANCE AMENDMENT - ARTICLE 11. 7 <br /> NONCONFORMING LOTS Marvin Collins made the presentation. Article 11. 7 of the <br /> Zoning Ordinance requires that nonconforming lots of record, in the same <br /> ownership and with continuous frontage, be combined to create conforming <br /> lots. Approval of the amendment would allow the construction of single- <br /> family detached dwellings and customary accessory structures on <br /> nonconforming lots of record. The amendment would apply in all zoned <br /> townships.
