3 . J & J PROPERTIES - PRELIMINARY 9 <br /> Planner Greg Szymik presented for approval the preliminary plan <br /> for the J & J Properties which is located on an existing private road off <br /> Pleasant Green Road in Eno Township. One 5.5 acre lot is proposed out of <br /> a 17.5 acre tract. The property is zoned R-1 and is located in the Rural <br /> Residential area designated in the Land use Plan. The Planning Board <br /> recommended approval with three conditions. <br /> Motion was made by Commissioner Willhoit, seconded by Commissioner <br /> Carey to approve the Preliminary Plat with three conditions as stated <br /> below: <br /> 1. Indicate tax map, block and lot number on the plan. <br /> 2 . Indicate the control corner. <br /> 3 . Indicate the acreage of the lot so as to include the area <br /> within the right-of-way. <br /> VOTE: UNANIMOUS. <br /> 4 . DATHENE TERRACE - PRELIMINARY <br /> Greg Szymik indicated the property is located in the Town of <br /> Hillsborough on Dathene Drive. Three lots are proposed out of a 1.24 <br /> acre tract. The property is zoned R-lo by the Hillsborough Zoning <br /> Ordinance. He stated that the tract is severely limited by a branch that <br /> runs through the middle of the tract and by poor soil conditions. The <br /> site has poor infiltration and absorption conditions. The Stormwater <br /> Management Plan has been denied by the Orange County Erosion Control <br /> Officer. The Planning Board recommended denial. <br /> Motion was made by Commissioner Willhoit, seconded by <br /> Commissioner Carey to deny the Preliminary Plan for Dathene Terrace <br /> because a satisfactory Stormwater Management Plan, as required by the <br /> Subdivision Regulations, was not developed and approved. <br /> After further discussion and input from Fritz Brunson, <br /> representing the developer, Commissioner Willhoit withdrew his motion and <br /> Commissioner Carey withdrew his second. <br /> Motion was made by Commissioner Willhoit, seconded by <br /> Commissioner Carey to refer this Preliminary Plan back to the Planning <br /> Board for further consideration. <br /> NO VOTE WAS TAKEN. <br /> Motion was made by Commissioner Halkiotis, seconded by <br /> Commissioner Carey to deny the Preliminary Plan as recommended by the <br /> Planning Board. <br /> VOTE: UNANIMOUS. <br /> 5. ESODERRICK SUBDIVISION - PRELIMINARY PLAN <br /> Greg Szymik presented for approval the Preliminary Plan for <br /> Esoderrick Subdivision located in Cedar Grove Township on the northeast <br /> side of Quiet Acres Drive. Two lots are proposed out of 10. 49 acres. The <br /> Land Use Plan designates this area as Rural Residential. The Planning <br /> Board recommended approval. <br /> Motion was made by Commissioner Carey, seconded by Commissioner <br /> Hartwell to approve the Preliminary Plat. <br /> VOTE: UNANIMOUS. <br /> 6. ELM GROVE - PRELIMINARY <br /> Greg Szymik presented for approval the Preliminary Plan for Elm <br />
