22 <br /> This zoning classification significantly restricts <br /> development on certain public land and private <br /> -educational lands that are environmentally sensi- <br /> tive. The PID may be applied to Duke Forest lands, <br /> a significant part of the Rural Buffer. <br /> 2. Major Transportation Corridor (MTC) District <br /> This is an overlay zoning district that has been <br /> applied along 1-85 and 1 -40 in Orange County . <br /> Along the portion of 1 -40 that is in the Rural <br /> Buffer it will provide a visual buffer between <br /> development and the interstate. This will help <br /> preserve the rural character of the highway <br /> corridor . <br /> 3 . Protected Watershed II (PW- II ) <br /> This is an overlay zoning district that has been <br /> applied to land in the University Lake Watershed, a <br /> significant portion of the Rural Buffer. The <br /> district places additional restrictions on develop- <br /> ment. These restrictions protect the water supply <br /> and are consistent with the objectives of the Rural <br /> Buffer . <br /> 4. Water Quality Critical Area (WQCA) <br /> This is an overlay zoning district similar to PW- <br /> II , but more restrictive. <br /> 5. Protected Watershed Industrial ( PWI ) <br /> This is a floating zone within areas zoned PW- II . <br /> It can be applied to appropriate sites for certain <br /> limited industrial uses. <br /> 6. Non-conforming uses <br /> This article of the zoning ordinance requires lots <br /> that are made non-conforming by the application of <br /> the RB zoning district, that is, lots less than two <br /> (2) acres in size, to be recombined into two (2) <br /> acre lots. This helps to achieve the low density <br /> development desired in the Rural Buffer. <br /> 7 . Landscape/Screening/Buffer Requirements <br /> Provisions of the zoning ordinance and subdivision <br /> regulations require site plans and subdivisions to <br /> provide landscaping, screening, or buffers. These <br /> measures help to preserve the rural appearance of <br /> the Rural Buffer through screening and buffers. <br /> 8.
