1539
RURAL BUFFER IMPLEMENTATION MEASURE
Cluster bevelo2ments
Dgscrietion
The Orange County Subdivision Ordinance contains provi-
sions for clustered subdivision of land. Cluster develop-
ments allow for greater design flexibility and originality,
permit the reasonable use of land with difficult physical -
conditions, respect the physical qualities of the Land,
reduce the overall development and public costs, and preserve
open space to serve recreational, scenic and public service
purposes. Cluster developments permit the modification and
variation of lot and yard requirements provided that the sum
of reductions in lot area becomes common open and/or recrea-
tion space for the benefit of all residents of - the cluster
development or for dedication to public use. In modifying
lot and yard requirements it is intended that a site plan can
be developed that makes better use of the Land than would be
possible with strict adherence to dimensional requirements.
The number of lots allowed in a cluster development is
determined by the underlying zoning district. The number of
lots allowed by that district cannot be increased by using
the cluster development provisions.
AQQIil ion
Cluster developments may be approved in any residential
district where the provisions of the ordinance can be met.
At present no cluster developments have been approved in
Orange County.
ReferenEgs
Orange County Subdivision Ordinance, Sec.
