1539 <br /> RURAL BUFFER IMPLEMENTATION MEASURE <br /> Cluster bevelo2ments <br /> Dgscrietion <br /> The Orange County Subdivision Ordinance contains provi- <br /> sions for clustered subdivision of land. Cluster develop- <br /> ments allow for greater design flexibility and originality, <br /> permit the reasonable use of land with difficult physical - <br /> conditions, respect the physical qualities of the Land, <br /> reduce the overall development and public costs, and preserve <br /> open space to serve recreational, scenic and public service <br /> purposes. Cluster developments permit the modification and <br /> variation of lot and yard requirements provided that the sum <br /> of reductions in lot area becomes common open and/or recrea- <br /> tion space for the benefit of all residents of - the cluster <br /> development or for dedication to public use. In modifying <br /> lot and yard requirements it is intended that a site plan can <br /> be developed that makes better use of the Land than would be <br /> possible with strict adherence to dimensional requirements. <br /> The number of lots allowed in a cluster development is <br /> determined by the underlying zoning district. The number of <br /> lots allowed by that district cannot be increased by using <br /> the cluster development provisions. <br /> AQQIil ion <br /> Cluster developments may be approved in any residential <br /> district where the provisions of the ordinance can be met. <br /> At present no cluster developments have been approved in <br /> Orange County. <br /> ReferenEgs <br /> Orange County Subdivision Ordinance, Sec.
