The schedule of
buffers is such that no buffers are required of most sub-
divisions. No buffers are required between Land uses with
lot sizes of 40,000 square feet or larger. Both previous and
current zoning in the rural buffer required lots larger than
40,000 square feet . So few lots smaller than that exist and
none can now be created. Within the schedule of buffers such
land uses are considered compatible and no buffer is re-
quired. Some buffers are required along streets and utili-
ties. Similarly, very little development that would come
under the landscape and screening. requirements in the Zoning
Ordinance is occurring in the rural buffer, so the
application of those requirements is limited. _
References
Orange' County Subdivision Ordinance, Section IV—B-8.
Orange County Zoning Ordinance, Article 12.
•
•
