1R3 <br /> RURAL SUFFER IMPLEMENTATION MEASURE <br /> Ron-Conforming Lota <br /> Description <br /> Article 11.7 of the Zoning Ordinance addresses how lots <br /> that do not meet the appropriate dimensional requirements may <br /> be developed. Single non-conforming lots may be developed as <br /> long as the development conforms to other requirements of the <br /> Ordinance. Two or more adjacent non-conforming lots are <br /> considered to be one zoning lot and must be recombined into <br /> lots that conform to the appropriate dimensions requirements. <br /> Special provisions of this Article allow two or three adja- <br /> cent lots to be recombined such that the lots created meet at <br /> least 80% of the appropriate dimensional requirements. <br /> Application <br /> Non-conforming lots will be created when zoning is <br /> initially placed on land or when zoning with more restrictive <br /> dimensional requirements is placed on the land. The non- <br /> conforming lot provisions require these lots to be recreated <br /> in conformance with the new requirements as a means of <br /> implementing those requirements. <br /> References <br /> Orange County Zoning Ordinance, Article 11.7 <br />
