• <br /> 181 <br /> RURAL BUFFER IMPLEMENTATION MEASURE <br /> Protected Watershed Industrial (PWI) <br /> Descri tion <br /> The Protected Watershed Industrial (PWI) is a zoning <br /> classification in the Orange County Zoning Ordinance. The <br /> purpose of the district is to provide appropriately located <br /> and sized sites in a protected watershed area for limited <br /> industrial uses. Performance standards are used to minimize <br /> the effect of adverse impacts of the industrial use on the <br /> quality of water in the water supply watershed. <br /> The minimum lot size in a PWI district is 400,000 square <br /> feet . Sites must be located in a Protected Watershed II <br /> district . Access to the site must be directly from a street <br /> designated as an arterial or collector designated in the <br /> Orange County Land Use Plan. The developer must demonstrate <br /> that the existing streets are capable of handling traffic <br /> generated by the industrial development or enter into an <br /> agreement with NCDOT to upgrade the streets_ Sewage disposal <br /> for the industrial development will be appropriate for <br /> proposed use. <br /> Only industrial uses that are "dry' in nature are <br /> permitted in the PWI . Only industrial processes that do not <br /> use, produce, store, consume, or discharge any hazardous or <br /> toxic substances in excess of the amounts specified in the <br /> 1 current EPA list of Hazardous Substances and Priority pollu- <br /> tants are permitted . <br /> Agglication <br /> The PWI may be applied in a Protected Watershed II <br /> district .
