These are all permits issued <br /> for the construction of single family residences. The 79% <br /> increase in construction of houses does not carry through to <br /> a similar increase in the number of mobile homes . While the <br /> 38% increase is still significant, it is considerably less <br /> than for houses . <br /> III. IMPACTS/ IMPLICATIONS <br /> A significant amount of development activity is occur- <br /> ring in the rural buffer. The amount of development is <br /> increasing and based on the number of subdivision lots being <br /> created should continue to increase. It is significant to <br /> note that this is occurring despite the absence of water and <br /> sewer service. It is also significant to note that this <br /> development is entirely residential . <br /> The data also suggests that the new two acre minimum lot <br /> size requirement will have a limited effect on development <br /> activity. It will have little effect on minor subdivisions . <br /> Only 8 of the 47 lots created by. minor subdivision in Chapel <br /> Hill Township were less than two acres in size . The effect <br /> will be most noticed with the larger major subdivisions . <br /> These, particularly, had lot sizes between one and two acres <br /> in size. They account for most of the 172 major subdivision <br /> lots that were created in Chapel Hill Township in 1986 that <br /> were less than two acres in size.
