This increase has occurred entirely in major sub- <br /> divisions . Major subdivisions occur when a Lot of record is <br /> divided into five or more lots . These subdivisions do not <br /> necessarily involve the creation of a large number of lots . <br /> The larger number of Lots being created is a result of a <br /> Larger number of subdivisions . <br /> The significant increase in the number of lots created <br /> in 1986 is a result of both more subdivision and larger <br /> subdivisions . Of these two factors, larger subdivisions was <br /> the most significant . An example of this is Laurel Springs <br /> subdivision . This 78 lot: subdivision is located in Chapel <br /> Hill Township and University Lake Watershed. Because of <br /> this, it is included in both sets of numbers shown. The <br /> average Lot size in Laurel Springs is 1 .51 acres . While <br /> other subdivisions with fewer lots had smaller average lot <br /> size, a subdivision as large as Laurel Springs significantly <br /> affect the overall average lot size for the township and - <br /> watershed. In this case the effect is a smaller average lot <br /> size. <br /> Another significant factor is that average lot size in <br /> minor subdivisions is much larger than in major subdivisions . <br /> While subdivision activity is an indication of develop- <br /> ment interest, building permits are an indication of actual <br /> development activity.
