115 <br /> EXISTING LAND USE <br /> I . DESCRIPTIVE DATA <br /> In May of 1985, a survey of existing land use in the <br /> Joint Planning Area was completed. Major land use categories <br /> utilized in the survey were Residential, Service, Trade, <br /> Production, Open Space, Undeveloped, and Other . Existing <br /> land uses were mapped at a scale of 1 "=1000 ' and a table of <br /> land uses and acreages was compiled for inclusion in the text <br /> of the Plan. <br /> II . QUANTITATIVE DATA <br /> Acreages and respective percentages for the various land <br /> uses were as follows: <br /> LAND USE ACRES PERCENTAGE <br /> Residential 3,565 8.1 <br /> Service 469 1 .1 • <br /> Trade 53 0.1 <br /> Production 178 0 .4 <br /> Open Space 21 ,459 48.9 <br /> Undeveloped 15,512 35 .4 <br /> Other 2,634 6 .0 <br /> TOTAL 43,870 100 .0 <br /> Building permits issued in Chapel Hill Township and the <br /> University Lake Watershed for 1985 (watershed only) and 1986 <br /> have been tabulated to determine land use changes in the area <br /> since the survey was completed. All changes were in residen- <br /> tial acreage with an increase of 569 acres . This represents <br /> a 16X increase in residential acreage for the two year <br /> period. <br /> III . ISSUES AND IMPLICATIONS <br /> The building permits account for 157 dwelling units <br /> which averages 3.62 acres per unit for the period 1985 to <br /> 1987. While this is an average figure, the trends seem to <br /> indicate that residential development is occurring on lots <br /> larger than the zoning ordinance requires. <br /> IV.
