Land Use Plan and zoning district <br /> designations are identical - Rural Buffer. <br /> There are 43 lots proposed out of 51.2 acres. The development <br /> will be constructed in five (5) phases with an average lot size <br /> of 0.95 acres. Fox Meadow is exempted from compliance with <br /> Rural Buffer standards per Board of Commissioners policy appli- <br /> cable to preliminary plats in process prior to 19 August 1986 <br /> (date of encactment of JPA Land Use Plan) . <br /> IMPACT: All applicable agencies have reviewed and approved the pro- <br /> posal. Town of Carrboro courtesy review comments are provided. <br /> Applicant proposes dedication of 5.1 acre site for recreation <br /> purposes. <br /> RECOMMENDATION: Approve Preliminary Plan per Planning Board recommendation <br /> of 9 February 1987, subject to the following conditions: <br /> 1. Lots 84 through 88 to receive access from Kit Lane; <br /> 2. Lots 70 through 73 to receive access from South Hound <br /> Court; <br />
