However. the Subdivision Regulations <br /> (Section IV-B-lA) require a minimum lot size of 40.000 <br /> square feet where the lots are to be served by on-site <br /> sewage disposal and water systems as is the case in <br /> this development. The Land Use Plan designation is <br /> Rural Residential. <br /> The Health Department has granted approval to all lots <br /> in the subdivision. Police protection would be <br /> provided by the Orange County Sheriff' s Department, <br /> while fire protection would be provided by the Little <br /> River Fire District. <br /> Section One is a three (3) lot minor subdivision which <br /> is pending approval. The tract sizes are 3.66 acres, <br /> 4.31 acres and 3.77 acres excluding the rights-of-way. <br /> All lots have direct road frontage on Walker' s Farm <br /> Road (SR 1575) . This area is indicated on the vicinity <br /> map. <br /> The 1984 traffic count for Walker' s Farm Road (SR 1575) <br /> was 70 trips per day as determined from the <br /> intersection with SR 1538 and 130 daily trips from the <br /> intersection with SR 1003. An additional 57 trips per <br /> day would be generated by the subdivision. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan contingent upon the following <br /> conditions: <br /> (1) Indicate the closest state road and estimated <br /> distance; and <br /> (2) Provide a notation on the plat indicating <br /> restricted development potential within the stream <br /> buffer. <br /> MOTION: Lewis moved approval.
