DRAFT PBM MINUTES ? ri] PAGE 13 <br /> on the south side of Bushy Cook Road (SR 1137) . It is <br /> referenced as Lot 6 of Tax Map 441 which is also shown <br /> on Tax Map 49. The tract has access to Bushy Cook <br /> Road. It is bordered by residential and agricultural <br /> land uses. The zoning designation is A-R with the PWII <br /> overlay district. <br /> The total acreage of the tract is 113.45 acres. 37.89 <br /> acres are divided in nine lots which average 4.21 acres <br /> in size. The minimum lot size is 1.55 acres. <br /> The Health Department has granted preliminary approval , <br /> to nine of the proposed lots. <br /> The 1984 traffic count for Bushy Cook Road at the inter- <br /> section with West Ten Road was 100 trips per day. An <br /> additional 86 trips per day would be generated by the <br /> proposed subdivision. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan with the condition that Timberwood <br /> Trail is made a public road. <br /> Best inquired about the sharp right turn in the road. <br /> James LaTorrer owner responded that the road is <br /> located as it is due to the creek on the property and <br /> due to a sharp curve on Bushy Cook Road. The location <br /> shown would have the least erosion problems. Any other <br /> location would prove too expensive. <br /> Jacobs informed the applicant that he may wish to <br /> consider the possibility of a conservation easement on <br /> the property and that he would provide such information <br /> to the applicant. <br /> Best expressed the concern with the safety of the' road <br /> with such a curve. <br /> Jacobs suggested that perhaps the curve radius could be <br /> increased and the road -classified a Class B Private <br /> Road and not be required to be paved at this time. <br /> Collins responded that if a radius of curvature is to <br /> be put inr with the potential for other development on <br /> the lot. the DOT standards must be complied with so <br /> there would be no problems if the road were paved at a <br /> later date. <br /> The applicant responded that he had no future develop- <br /> ment .plans. <br /> Jacobs suggested the following to replace the staff <br /> recommendation: <br /> The Planning Board recommends approval of the prelimi- <br />
