DRAFT PBX MINUTES PAGE 12 Preliminary Plan for Beech Bluff II Subdivision, property of Hayes and Betty Jo Forrest. The property in question is located in Chapel Hill Township on the north side of Mt. Sinai Road (SR 1718) . It is referenced as Lot 4 and part of Lot 3 on Tax Map 15. Adjacent land uses include Mt. Sinai Baptist Church, single family residential, and vacant land. The tract has direct access on Mt. Sinai Road. The property is located in the Rural Buffer. i The total acreage of the tract is 22.818 acres. Ninej lots are proposed averaging 2.43 acres in size. The ! minimum lot size is two acres which meets the Rural Buffer zoning requirement. The Health Department has granted preliminary approval to all proposed lots in the subdivision. The 1985 traffic count for Mt. Sinai Road was 1300 trips per day as determined at the intersection with NC 86. The proposed subdivision would generate an additional 86 trips per day. The Planning Staff recommends approval of the Preliminary Plan with the condition that a payment-in lieu of dedication of recreation or open space be made in the amount of $932. Kramer asked if the Board could add a requirement such as an acceleration/deceleration lane if it is not recommended by NCDOT. Callemyn. Surveyor, responded that he had reviewed the site with NCDOT and they indicated that an acceleration/deceleration lane was not needed. Pilkey inquired how much more land around this property is to be developed. Crudup responded that she had been doing a cluster study on some of the surrounding property which adjoins Duke Forest.
