Rhine. . <br /> The property in question is located in Eno Township on <br /> the east side of Lawrence Road (SR 1709) . It is <br /> referenced as Lot 74B of Tax Map 21. The tract has <br /> direct access on Lawrence Road. It is bordered by <br /> residential development as well as undeveloped land. <br /> There is one lot proposed out of 69.18 acres, the lot <br /> size is 2.43 acres. The zoning of the property is <br /> Rural Residential (R-1) with an overlay zoning <br /> designation of Major Transportation Corridor (MTC) . <br /> The Land Use Plan designation is Rural Residential. <br /> The R-1 zoning district classification requires a <br /> minimum lot size of 40400 square feet or .92 acre. <br /> The Health Department granted approval of the existing <br /> septic system. Police protection would be provided by <br /> the Orange County Sheriff's Departmentr while fire <br /> protection would be provided by the Eno Rural Fire <br /> District. <br /> The 1984 traffic count on Lawrence Road (SR 1561) was <br /> 300 trips per day as determined north of the <br /> intersection with SR 1562. An additional 10 trips per <br /> day would be generated by the subdivision. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan contingent upon the following <br /> condition: <br /> - Indicate the driveway entrance on the plan <br /> as per NCDOT request. <br /> Jacobs inquired how the possible future widening of <br /> Lawrence Road affect the setbacks for this property. <br /> Garrett responded that the house is 300' from the road <br /> so the widening of Lawrence Road would not affect this <br /> property. <br /> MOTION: Walters moved approval. Seconded by Eddleman. <br /> VOTE: Unanimous. <br /> g.
