' 101 - December 19, 1986 Eddie Kirk, Planner Orange County Planning Department Hillsborough, NC 27278 RE: Fox Meadow Subdivision, Section 4 Courtesy Review Dear Mr. Kirk: Per your request the Carrboro Zoning Division would have the followin§ comments on the proposed plans: 1. If under the Carrboro Zoning jurisdiction, this parcel would more than likely be zoned R-40. Minimum- lot size within this zone is .92 acres and recommended lot width is 100 feet. 2. A buffer area would be required for the floodplain area of the parcel . For. an intermittant stream, a buffer area 50 feet from the edge of the stream would be required. If the stream were permanent, the required buffer area would be 50 feet beyond the edge of the designated floodplain boundary: 3. Tallyho Trail and Reynard Road as collector and subeollector roads would be required to have 60 feet wide right-of-way. 4. The maximum length permissable for a cul-de-sac mould be 550 feet. North Hound Court would therefore, not be permitted as designed. 5. A second access to the proposed recreation area from Brace Lane is recommended to better accommodate residents in the neighborhoold. If you have any questions, please call . Developer has provided all of floodplain as recreation - dedication. Additional distance from floodplain is available through enforcement of building setbacks. Property is not in protected watershed which requires stringent buffers. 3. Previous sections developed with 50-foot rights-of-way- Previous Carrboro comments did not address collector/ subcollector issue. 4. Orange County standards adhere to NCDOT requirements - 1,250 fcot maximum. South Hound Court is 800 feet in length. 5. Septic tank fields is location recommended--not possible.
