041 <br /> motorists and to prevent conflicts with adjoining uses , permanent <br /> identification signs for mobile home parks are regulated as follows: <br /> 1 . Such signs shall be located on private property , and shall be <br /> erected so that no part of it intrudes into the sight <br /> preservation triangle (see subsection 9 .2 of this ordinance) . <br /> 2 . Such signs may be illuminated , provided that indirect , <br /> nonflashing lighting is used , and provided that each sign is <br /> constructed in such a manner as to prevent a direct view of the <br /> light source from any public street or right-of-way. <br /> 3 . Such signs shall be limited to sixteen ( 16) square feet in area; <br /> the top of such signs shall not be higher than ten ( 10) feet <br /> above the ground . <br /> 44. There shall be no more than one ( 1 ) double-faced sign or two (2) <br /> single-faoed ,opposite-facing signs per park entrance . <br /> f) <br /> In order to eliminate visual distractions to passing motorists , reduce <br /> levels of noise , dust , or glare , preserve the character of existing <br /> neighborhoods , and in other ways serve the purposes of zoning , mobile <br /> home parks shall be screened on all sides of the mobile home park from <br /> adjacent highways and from existing , adjoining , conventional <br /> residential developments or existing mobile home parks . Consideration <br /> shall be given to topography, vegetation, site design and land uses in <br /> the evaluation of the extent of required screening . Mobile home parks <br /> must be located at least one-hundred ( 100) feet from any exterior <br /> property line which is not a street right-of-way, regardless of the <br /> zoning district . The disturbance of land within the one hundred ( 100) <br /> foot buffer is prohibited . Existing vegetation within the 100 ' buffer <br /> must be retained . Additional plantings may be required upon site <br /> inspection to satisfy Class "A" screening requirements (See Article 12 <br /> of this Ordinance) along the perimeter of the site . If there is no <br /> existing vegetation , planting will be required within the one-hundred <br /> ( 100) foot buffer to satisfy Class "A" screen requirements . <br /> The following standards will govern the installation of screening for <br /> bulk refuse containers (dumpsters) : <br /> 1 . the installation of a six (6) foot high stockade or redwood <br /> fence so as to provide a continuous screening barrier; or <br /> 2 . the installation of a six (6) foot high evergreen hedge or <br /> shrubbery so as to provide a continuous screening barrier . A <br /> hedge of at least three ( 3) feet in height may be installed <br /> initially provided it will reach six (6 ) feet within a two-year <br /> period .
