S <br /> A one-family detached dwelling and customary accessory struc- <br /> tures may be erected, occupied and used on a separate non-con- <br /> forming lot of record, not in continuous frontage with other lots <br /> in the same ownership in accord with other requirements apply- <br /> . <br /> ing in the districts. <br /> l]•.7.2 Rules Concerning Combination Of Contiguous Non-Conforming Lots <br /> In Same ownership• And With Continuous Frontage; Exception ' <br /> a) Combinations Required Where Non-Conformity was Created at <br /> Enactment or Amendment of this Ordinance <br /> Where two or more non-conforming lots in single ownership and <br /> with continuous frontage exist, they shall be considered a single <br /> zoning lot ands. Zoning Compliance Permit authorizing their use <br /> shall only be issued when the lot area and lot width require- <br /> ments are met for the district in which the lots are located, <br /> except as provided in b) , below. <br /> b) Exception: 80% Rule Applicable Where Three Lots or Less are <br /> Involved <br /> Where land in single ownership at the time of passage of this <br /> ordinance and in continuous frontage is of sufficient width and <br /> area to provide at least 80% of the width and area required for <br /> three lots or less, it may be used and/or divided to provide no <br /> more than three lots, each with at least 80% of the width and <br /> area required in the district in which they are located. <br /> c) Rules for other Combinations of Lots <br /> Frontage of greater dimension than in b) above, if divided, shall <br /> conform to all applicable district regulations, except that in <br /> the division one remaining lot may have not less than 80% of <br /> width and area generally required. Full yard requirements shall <br /> apply to all of the newly created lots. <br /> d) Combination Not Required Where tom-Conformity Created by Public <br /> Taking or Court Order <br /> Where the non-conforming lots were created by public taking <br /> action or as a result of a court order, combination of the lots <br /> shall not be required. <br />
