Class B Special Use. <br /> Delete "extraction of earth products" as <br /> Permitted Use. <br /> 017 Delete "non-profit educational <br /> cooperative" as Class A Special Use. <br /> Delete "greenhouses (on premises sales) " <br /> as Permitted Use. <br /> Delete "commercial feeder operation" as <br /> Permitted Use" . <br /> The proposed changes would make the list of <br /> permitted uses identical to those permitted <br /> in the Rural Residential (R-1) zoning <br /> district. A complete listing of permitted <br /> uses in both AR and R-1 districts is provided <br /> in the attached Article 4.3 Permitted Use <br /> Table. <br /> 2. Adopt proposed Rural Buffer "Intent' • <br /> statement and "Application Criteria" as <br /> presented at public hearing (see attached <br /> proposal) . <br /> 3. Adopt proposed renumbering of Articles <br /> 4.2.1 through 4.2.4 as presented at public <br /> hearing (see attached proposal) . <br /> 4. Adopt dimensional requirements for proposed <br /> Rural Buffer district as shown on the <br /> accompanying tables. Contrary to what was <br /> earlier recommended, the dimensional <br /> requirements of the Rural Residential (R-1) <br /> zoning district would apply in the proposed <br /> Rural Buffer (RB) district except for <br /> "minimum lot area per dwelling unit" which <br /> would be two acres or 87 .120 square feet and <br /> "minimum gross land area (planned <br /> developments only) " . In the latter case. the <br /> minimum gross land area for a nonresidential <br /> planned development, and residential planned <br /> developments 1 and 2, would be four acres or <br /> 174.240 square feet, while the gross land <br /> area required for a mobile home park planned <br /> development would be 20 acres or 871.200 <br /> square feet. <br /> The required gross land area for planned <br /> developments is consistent with the practice <br /> in AR and R-1 districts of requiring twice <br /> the minimum lot area per dwelling unit for <br /> nonresidential and residential planned <br /> developments 1 and 2. The gross land area <br /> required for mobile home parks is likewise <br /> consistent. requiring 10 times the minimum <br /> land area per dwelling unit. <br />
