Buffer district. provide criteria for district <br /> application. identify permitted uses, and <br /> establish dimensional requirements for lot area, <br /> 015 lot width, setbacks, etc. The new district <br /> designation and accompanying standards, if <br /> approved, would apply to the area identified on <br /> the attached Location Map. Addition of the new <br /> designation as Article 4.2.1 would also <br /> necessitate the renumbering of existing Articles <br /> 4.2.1 through 4.2.4 to 4.2.2 through 4.2.5. <br /> respectively. <br /> Approval of the proposed amendments establishing <br /> application criteria. permitted uses and <br /> dimensional standards would conform the Orange <br /> County Zoning Ordinance with the Rural Buffer <br /> designation adopted October 13, 1986 as part of <br /> • the Joint Planning Area Land Use Plan. <br /> Approval of the proposed amendments regarding <br /> renumbering of Articles 4.2.1 through 4.2.4 would <br /> provide consistency in zoning district <br /> arrangement with the text of the Zoning <br /> ,Ordinance. <br /> Approval of the proposed rezoning would conform <br /> the Orange County Zoning Atlas with the Rural <br /> Buffer designation adopted as part of the Joint <br /> Planning Area Land Use Plan. <br /> Data collected from the Orange County Land <br /> Records Office indicates that 2.119 lots <br /> representing five percent (5%) of the total <br /> acreage would become conconforming. Any lots <br /> made nonconforming through adoption of the <br /> provisions would be subject to the requirements <br /> of Article 11 - Nonconformities (see attachment) . <br /> With respect to the "continuous frontage" rule <br /> contained in Article 11.7.2, Land Records data <br /> indicates that 244 lots (5.7% of all lots) would <br /> have to be combined to meet the minimum lot size <br /> standard should there be a desire to further <br /> develop the property. <br /> IMPACT: At the public hearing, no comments were received <br /> regarding the list of permitted uses in the <br /> proposed Rural Buffer district. <br /> No comments were received regarding the wording <br /> of the Rural Buffer intent statement, application <br /> criteria. dimensional_ requirements or zoning <br /> atlas change other than the following: <br /> 1. Concerns were voiced about the two-acre <br /> minimum lot size requirement; and <br /> 2. Concerns were expressed about the limitation <br /> on public water and sewer extensions within <br /> the Rural Buffer area. <br />
