I <br /> • <br /> 123 ' <br /> Resolution A <br /> Manager's Recommendation <br /> A RESOLUTION RECOMMENDING THAT THE ORANGE COUNTY COMMISSIONERS <br /> DENY THE APPLICATION FOR PRELIMINARY PLAT APPROVAL FOR STACY <br /> HEIGHTS, SECTION II (86-12-8/R-SA) <br /> BE IT RESOLVED by the Council of the Town of Chapel Hill that it <br /> finds that the subdivision proposed by George Tate, on property <br /> identified as Chapel Hill Township Tax Map 23, Block C, Lot 25A, <br /> if developed according to the plat dated January 27, 1986 would <br /> not comply with standards which the Town of Chapel Hill applies <br /> in the transition zones. The reasons for this finding are: <br /> 1. That there is no provision for paving and public dedication <br /> of the street serving lots 3, 4, 5, and 6 and accessing <br /> developable land to the east. <br /> 2. There is no provision for the future widening of Rogers <br /> Road. <br /> 3. Three of 7 lots have been determined to be unsuitarte for <br /> septic systems by the Orange County Health Department_ <br /> 4. The location of the proposed subdivision within the urban <br /> transition area indicates that the subdivision should be <br /> served by public water and sewer facilities. <br /> 5. There is no consideration of access to adjoining properties. <br /> 6. Recreation area requirements are not addressed. <br /> BE IT FURTHER RESOLVED that the Council hereby recommends that <br /> the Orange County Board of Commissioners deny the application for <br /> preliminary plat approval for Stacy Heights, Section IX. <br /> This the 8th day of December, 1986. <br />
