. <br /> 1 ' 4 <br /> December 2, 1986 Planning Board meeting - <br /> Subject: Stacy Heights <br /> Resolution A (staff recommendation) <br /> A RESOLUTION RECOMMENDING THAT THE COUNCIL RECOMMEND THAT THE ORANGE COUNTY <br /> COMMISSIONERS DENY THE APPLICATION FOR PRELIMINARY PLAT APPROVAL FOR STACY <br /> HEIGHTS, SECTION II <br /> BE IT RESOLVED by the Council of the Town of Chapel Hill finds that the subdivi- <br /> sion proposed by George Tate, on property identified as Chapel Hill Township <br /> Tax Map 23, Block C, Lot 25A, if developed according to the plat dated January 27, <br /> 1986 would not comply with standards which the Town of Chapel Hill applies in <br /> the transition zones. The reasons for this finding area <br /> • <br /> 1. That there is no provision for paving and public dedication of the <br /> street serving lots 3, 4, 5, and 6 and accessing developable land to <br /> the east. ` <br /> 2. There is no provision for the future widening of Rogers Road. <br /> 3. There are 3 of 7 lots which have been determined to be unsuitable for <br /> septic systems by the Orange County Health Department. <br /> 4. The location of the proposed subdivision within the urban transition <br /> area indicates that the subdivision should be on water and sewer. <br /> 5. The lotting off of road frontage with no future consideration of how <br /> adjoining properties develop only leads to undesirable environments <br /> in the future for the 4 to 5 lot owners, and adds to the future <br /> roadway and traffic conflicts. <br /> BE IT FURTHER RESOLVED that the Council hereby recommends that the Orange <br /> County Board of Commissioners deny the application for preliminary plat approval <br /> for Stacy Heights, Section II. <br /> This the day of , 198_. <br />
