All requirements. <br /> including payment of payment-in-lieu and posting a <br /> letter of credit for improvements have been met. <br /> MOTION: Shanklin moved approval. Seconded by Walters. <br /> VOTE: Unanimous. <br /> d. Walker' s Landing II - Preliminary <br /> Presentation by Kirk. <br /> This agenda item is to consider approval of the <br /> Preliminary Plan for Walker's Landing II. <br /> The property is located in Cedar Grove Township on SR <br /> 1383 (Eno Cemetery Road) . It is referenced as Lot 11 <br /> on Tax Map 38. The owner . (Vera Walker) is proposing <br /> nine lots out of a 24.53 acre tract. The -average lot <br /> size is 2.3 acres. The tract is designated as <br /> Agricultural Residential and Water Supply Watershed in <br /> the Land Use Plan. It is located in the Upper Eno <br /> Watershed. <br /> The tract is not zoned and is proposed to be served by <br /> a Class "B" private road (Harold's ]forth Field Road) . <br /> • Fire protection for the property is provided by the <br /> Orange Rural Fire District. <br /> Development of this subdivision would create nine new <br /> lots with access to Eno Cemetery Road. This would <br /> generate approximately 85 trips per day. In 1984. Eno <br /> Cemetery Road had an average daily traffic count of 90 <br /> trips per day. There are no streams on the property. <br /> however. lots 4 and 5 back up to Lake Orange property. <br /> • The County Attorney has informed the Planning Staff <br /> that the property below the 620 foot elevation must be <br /> shown as owned by Lake Orange Inc. and property lines <br /> must stop at this elevation. - <br /> The Planning Staff recommends approval subject to the <br /> following condition: <br /> (1) All property lines below the 620 foot elevation <br /> must be . removed and the property be designated as <br /> Lake Orange- Inc. <br /> MOTION: Shanklin moved approval. Seconded by Lewis. <br /> Pilkey noted misspellings on the plat which need to be <br /> corrected by the surveyor. <br /> Walters inquired what the expected water level would be <br /> after the raising of the dam.
