LOFTIN AND <br /> WIFE, EMMA SUE LOFTIN, P. 0. BOX 744, HILLSBOROUGH N.C. , HEREINAFTER <br /> CALLED LESSOR; AND ORANGE COUNTY, A BODY POLITIC AND CORPORATE, 106 EAST <br /> MARGARET LANE, HILLSBOROUGH, N.C. , HEREINAFTER CALLED LESSEE; <br /> WITNESSETH: <br /> THAT SAID LESSORS DO HEREBY LEASE AND DEMISE UNTO SAID LESSEE AND <br /> SAID LESSEE DOES HEREBY ACCEPT AS TENANT OF SAID LESSORS THE PROPERTY <br /> IDENTIFIED BELOW. <br /> THE TERMS AND CONDITIONS OF THIS LEASE ARE AS FOLLOWS: <br /> I. THIS LEASE SHALL COMMENCE AS OF THE 18TH DAY OF DECEMBER, 1984, <br /> AND UNLESS TERMINATED AS HEREIN PROVIDED, SHALL EXIST AND CONTINUE UNTIL <br /> AND INCLUDING THE 30TH DAY OF NOVEMBER, 1985. <br /> II . THE RENTAL FOR SAID PREMISES SHALL BE PAID IN MONTHLY INSTALLMENTS <br /> AS FOLLOWS: THE SUM OF NINETY-FIVE DOLLARS (595.00) ON THE 18TH DAY OF <br /> DECEMBER, 1984 AND THE SUM OF TWO HUNDRED AND TEN DOLLARS (8210.00) ON <br /> THE FIRST DAY OF EACH AND EVERY MONTH THEREAFTER FOR THE DURATION OF THIS <br /> LEASE. <br /> III . THE LESSEE AGREES TO ACCEPT THE PREMISES IN THEIR PRESENT CONDITION <br /> TO MAKE ALL NECESSARY REPAIRS DURING THE TERM OF THIS LEASE, AND AT THE <br /> TERMINATION THEREOF TO SURRENDER SAID PREMISES TO THE LESSOR IN AS GOOD <br /> CONDITION AS THE SAME ARE NOW, ORDINARY WEAR AND TEAR EXCEPTED. <br /> IV. THE LESSOR SHALL BE RESPONSIBLE FOR THE PROMPT PAYMENT OF ALL <br /> UTILITY BILLS (EXCEPT TELEPHONE) ON THE PREMISES, AND SHALL SAVE LESSEE <br /> HARMLESS FROM ANY AND ALL LIABILITY ARISING THEREFROM. <br /> V. DURING THE TERM OF THIS LEASE, OR ANY EXTENSION THEREOF, THE LESSEE <br /> MAY NOT ASSIGN NOR SUBLEASE ITS INTEREST HEREUNDER WITHOUT THE ADVANCE <br /> WRITTEN CONSENT OF LESSORS. <br /> VI . THE PREMISES ARE TO BE USED AND OCCUPIED ONLY BY THE DIRECTOR OF THE <br /> ECONOMIC DEVELOPMENT COMMISSION AND HER/HIS SECRETARY, UNLESS OTHERWISE <br /> CONTESTED TO IN WRITING BY LESSORS IN ADVANCE, AND FOR NO OTHER PURPOSE. <br /> THE LESSORS CONSENT SHALL NOT BE UNREASONABLY WITHHELD. <br /> VII . LESSEE AGREES TO COMPLETE AT ITS OWN EXPENSE THE FOLLOWING: <br /> A. REPLACE OLD DOOR TO MATCH THE REMAINING ALL-GLASS DOOR AT HEAD OF <br /> STAIRS. B. INSTALL REPLACED DOOR IN HALLWAY. C. SWITCH DOOR KNOBS AND <br /> LOCKS WHERE NECESSARY. D. LETTERING OF MAIN DOOR AND THE TWO DOORS AT <br /> HEAD OF STAIRS IN MANNER SATISFACTORY TO LESSORS. <br /> VIII . IF THE LESSEE SHALL FAIL OR NEGLECT TO MAKE ANY PAYMENT OF RENT <br /> WHEN DUE, OR SHALL VIOLATE ANY OF THE PROVISIONS OF THIS LEASE, THE <br /> LESSOR MAY TERMINATE THIS LEASE AND REQUIRE THE LESSEE TO VACATE THE <br /> PREMISES HEREBY DEMISED, OR THE LESSORS MAY ENTER THE PREMISES AND EXPEL <br /> THE LESSEE THEREFROM, OR THE LESSORS MAY IN LIEU OF THE ABOVE OR IN <br /> CONJUNCTION THEREWITH PURSUE ANY OTHER LAWFUL RIGHT OR REMEDY INCIDENT <br />
