That a payment-in-lieu of dedication of recreation area in <br /> the amount of $12,623 be made. to Orange County at the time <br /> of final subdivision plan approval, or within one year of <br /> approval of the preliminary subdivision plan, whichever <br /> comes first. (Approval of a Planning Development Sous- <br /> ing/Special Use. Permit would constitute preliminary subdivi- <br /> sion plan approval.) . <br /> 7 That additional plantings be provided between buildings. <br /> 8. ' That final utility plans be approved. by OWASA, Duke Power, <br /> 'Southern Bell, and Village Cable before issuance of the <br /> Special Use Permit. All lines shall be underground. Sewer <br /> lines and facilities shall be sized in a manner consistent <br /> with the adopted Land Use Plan. <br /> 9. That all required easement documents be recorded prior to <br /> initiation of construction activity. ' <br /> 10. ' That a stormwater management plan with hydrologic calcula- <br /> tions be approved by the Orange County Manager and the Town <br /> Manager prior to issuance of the Special. Use Permit. <br /> 11. . That a . soil erosion and sedimentation control plan - be <br /> approved by the Orange County Erosion Control Officer before <br /> issuance of the Special Use Permit. <br /> 12. That a detailed landscaping plan be approved by the County: <br /> Manager and Town Manager prior to the issuance of the <br /> Special Use Permit. <br /> 13. That all structures be erected in compliance with applicable <br /> building codes following application for and issuance of <br /> building permits. <br /> 14. That the phasing of the project be revised as follows: <br /> PROPOSED RECOMMENDED . <br /> Phase 5 Phase 7 <br /> Phase 6 Phase 5 <br /> Phase 7 Phase 6' <br /> 15. That the final site plan and narrative of the project, <br /> incorporating all changes, deletions and additions through <br /> • the final approval of the project, be incorporated herein <br /> and made a part of this Planned Development Special Use <br /> Permit. Copies of the final site plan and narrative are to <br /> remain on file with the Orange County Planning Department <br /> and Chapel hill Planning Department. Grading and building <br /> permits, upon application, will be issued after approval and. <br /> recordation of the Special Use Permit. <br />
