I <br /> SUBJECT: PD .1- 86 Eubanks Road Townhouses <br /> • <br /> In response to comments made or questions raised at the October 13, 1986, public <br /> • hearing the applicants offer the following information: <br /> 1. Based on an analysis done by Dana Staats with CHR Associates, the total <br /> • impervious surface on the site with 137 units developed would be 401,188 square <br /> feet, or 48% of the site. With 120 units developed the total impervious surface <br /> would be 377,898 or 45% of the site. <br /> • 2. Dana Staats also did a tree survey of the site and reports that the site is <br /> predominately Loblolly Pine of 6 to 8" caliper with some deciduous understory <br /> vegetation. There are 10-12 large Oaks of a 24" to 30" caliper located near the <br /> Northern boundary of the site near the Tennis Court in an area proposed for <br /> green space and a picnic area. Placement of the buildings can be adjusted somewhat . <br /> to avoid the specimen trees where possible. The 100 foot buffer will remain untouched <br /> • except for road access, utilities and recreation. Green areas will be fenced during <br /> construction. <br /> 3. In an effort to reduce the impact of traffic entering Airport Road we propo <br /> to widen Eubanks Rod where it enters Airport to provide a left turn lane. Dana Staats, <br /> will give you a sketch map and specifications for this work. We feel that other <br /> developers who own larger tracts which actually front on Airport Road and potentially <br /> • - have more intensive uses should be required to do the actual widening of Airport <br /> Road as we have been required to widen Eubanks Road along our frontage. <br /> • 4. The author of the traffic study, Dexter Smith, will write you regarding the . <br /> • question raised by councilman R.D.
